NEED real estate & WANT real estate

I am now going to make a profound statement! I have categorized the real estate market here in Southwest Florida is two sections. Drum roll please.
They are NEED and WANT. Buyers that NEED a new home and Buyers who WANT a waterfront home in Naples or Beachfront in Sanibel/Captiva. And when I say WANT I mean they WANT the deal of the century.
Sellers are also NEED and WANT. Either they NEED to sell because they are upside down and drowning in debt, they milked their house dry and now it's worth half of what they owe! Then we have the sellers that WANT to sell because they want to take advantage of the market. They didn't take that 5th mortgage out and can sell at a low price. So in my infamous wisdom I need to match up the buyers that NEED to buy and the sellers that WANT to sell. I know how smart am I! Now I just need to figure out how to do that! The sellers that can't come down in price aren't competitive with the current market, so I need to have a come to Jesus meeting with some of my sellers. If you have to have to sell we need to short sale the property. ( that is a whole other topic!) So that is my big revelation of the day! How smart am I. ( ok now I need to implement my plan!)
Tip of DAY: Listen to the realtor that is selling the property! Be competitive or sit on the sidelines!
