Get Emotional People

    Saturday before Easter and I drove from Naples to Vero Beach for the weekend.  I thought about not going today, I had a showing on a great property that the buyers have already seen it once and the client is trying to persuade her husband to go up another 100k then they wanted to spend. So I debated do I go, or do I beg Mike to show it.  I decide to beg Mike.  I heard it went well.  I'm not sure why I always hope that we are going to go back to 2005 when they would make an offer on a property right there and then. Those days are clearly over! People are coming back 3 and 4 times! And then just when you get your hopes up they don't make an offer.  I have to say this particular property in St. Charles Harbour is one of my favorite listings.  It's not even the highest price of our listings. (that would 18 million Captiva Beachfront) It's shows beautifully which confirms my thought in today's real estate market.  There is no emotion left with buyers. When they have the choice of 50,000,000. properties in their price range they are paranoid to make the wrong decision! I guess I get it, that doesn't mean I have to like it.


Tip of the day:
In order to make sure you aren't wasting your time as a real estate agent, try to qualify your clients the best you can.  We have steered away from that lately, I think out of desperation. "What, you want to buy?" "Get in the car!"  Then you find out lately they qualify for a property that's $100,000, not a $1,000,000.00!
